The Vimpyca Foundation has submitted a request to the City Council for the permit needed to construct 84 residences on one parcel and 33 on another in this suburban zone. Estepona’s City Council has announced that the foundation seeks approval to begin building 117 subsidized housing units (VPO) on two plots situated in Camino de Cortes Sur. Deputy Mayor Ana Velasco of the Development, Infrastructure, and Tourism area (FIT) has stated that municipal experts are currently processing the application with the goal of swiftly granting the necessary authorizations for the commencement of the project. Back in 2023, the City Council sold these municipal lands in order to encourage the development of affordable housing in the city. The Vimpyca Foundation, a non-profit organization dedicated to constructing subsidized housing, purchased the plots and is actively working on various housing projects across the province of Malaga. The first plot, spanning 5,882 square meters, will accommodate 84 residences, while the second plot, covering 2,418 square meters, will house 33 properties. Furthermore, the government is preparing a tender for two additional municipal plots where 199 subsidized housing units will be built in Camino de Cortes Norte. This tender will include special provisions allowing developers to acquire the land at no cost, potentially leading to lower prices for the homes. Another noteworthy development is the recent approval by the City Council for a partial plan modification enabling the construction of 683 market-rate housing units and 518 subsidized units on a 655,250 square meter plot in the Arroyo Vaquero area. The council is also working on urban projects to facilitate the construction of 300 subsidized units in Camino de Monterroso and 800 in the Guadalobón and Arroyo Vaquero regions. In addition, the City Council has endorsed the use compatibility of 36 municipal plots for subsidized housing construction, aligning with the Decree-Law 1/2025 enacted by the Junta de Andalucía to promote VPO construction. An estimated 738 homes could be built on these designated lands throughout the municipality based on the guidelines outlined in the General Urban Development Plan (PGOU) of Estepona. Lastly, Ana Velasco has announced that Estepona’s City Council will propose in the upcoming plenary session the allocation of six municipal plots for the construction of 109 social housing units, in line with the recent announcement by the Spanish government to mobilize public and private funds totaling 23,000 million euros to increase housing supply and finance the construction of 15,000 units annually through the ‘Spain Grows’ fund.
